Homeowners need to get the correct permits before building a detached garage or accessory structure.

Detached accessory structures support the use of a single-family or two-family dwelling on the same property.

Examples of detached accessory structures include:

  • Detached garages & carports
  • Storage sheds
  • Gazebos
  • Workshops

Apply online for a permit

Use Permits Online to apply for a development permit or building permit. Incomplete applications will result in delays.

  1. Review the development and building permit process to understand application requirements.
  2. You must have a development permit and other supporting approvals (if needed) before applying for a building permit.

  • If you cannot access Permits Online, application forms may be dropped off at the Zoning & Permits office

When you need a development permit

Detached garages:

  • Detached garages accessory to a single family or two-family dwelling don't need a development permit. But they must follow the Winnipeg Zoning By-law regulations for:
    • property line setbacks
    • maximum height
    • lot coverage
    • separation distance to a dwelling
  • Site audits for compliance with zoning bylaws will happen during the construction season.

Accessory structures:

  • Enclosed accessory structures greater than 10 m2 (108 sq. ft.) need a development permit.
  • Accessory structures larger than 14 m2 (150 sq. ft.) such as open-sided pergolas, gazebos or similar structures need a development permit.

Note: New detached garages and accessory structures in new greenfield subdivisions with prior development agreements on title don’t need prerequisite development permit approval if submitted at the same time as the new home application. The development permit will be processed as part of the combined development/building permit application.

 

When you need a building permit

Detached garages and accessory structures greater than 10 m2 (108 sq. ft.) need a building permit.

Note: You must have a development permit and other supporting approvals (if needed) before applying for a building permit.

 

Electrical & plumbing installations

If a detached garage or accessory structure will have electrical or plumbing services installed, trade permits are needed.

Note: You need a separate electrical permit for all detached garages and carports.
