Homeowners need to get the correct permits before building a deck.
A deck is a flat, outdoor structure that is usually attached to a house and elevated above the ground.
Note: If the deck (regardless of height or size) will eventually support a structure with a roof (sunroom, family room, etc.), apply for permits for the entire project. This will ensure the deck is designed to support the future structure.
Apply online for a permit
Use Permits Online to apply for a development permit or building permit. Incomplete applications will result in delays.
Before applying:
- Review the development and building permit process to understand application requirements.
- You must have a development permit and other supporting approvals (if needed) before applying for a building permit.

When you need a development permit
A deck needs a development permit if it:
- Has a total area of more than 3.4 m2 (36 sq. ft.)
- Is located in a back or side yard
- Is more than 600 mm (2'-0") above ground level
- Is not level with the main floor entrance

Note: New decks in new greenfield subdivisions with prior development agreements on title do not need prerequisite development permit approval if submitted at the same time as a new home application. The development permit will be processed as part of the combined development/building permit application.

A landing is defined as an outdoor structure that:
- Has a total area of less than 3.4 m2 (36 sq. ft.)
- Is located in front of an exterior door
- Is located at the top of a flight of exterior stairs
