Residential property owners will soon receive their property's assessed value for 2027.

Do you own a residential property in Winnipeg? If so, expect to get a letter outlining your property’s assessed value for 2027 in your mailbox soon. This is part of the 2027 Residential Preview Program.

How was my proposed assessed value determined?

The assessed value listed in your letter is an estimate of your property’s market value as of April 1, 2025. The market value is the likely selling price to a buyer if you were to put your home on the market for sale. Your property’s current characteristics and its physical condition are considered.

If you’re interested in what properties in your area sold for last year, you can check out the residential sale information. You can also use our Property Assessment Search to find assessed values of properties in Winnipeg. You can search by either address or roll number.

Why is this being done now?

We’re required by the Province of Manitoba to reassess property values every two years. We do this to make sure values align with current market conditions.

The preview letters sent out this month are not tax bills. We’re sending these letters out now, so you have time to review, compare, and contact us with any questions in advance of us finalizing your 2027 property tax bill.

What impact will this have on my property taxes?

It’s important to remember an increase in your property’s value does not necessarily mean an equivalent increase to your property taxes. Changes to your property taxes depend on:

  • The 2027 property tax rates, which won’t be known until the 2027 budget is final.
  • How your assessed value compares with the average increase of all properties in Winnipeg, which won’t be known until early 2027.

What if I want to discuss my proposed assessed value?

We’re available to discuss any questions or concerns about your proposed assessed value. Property owners can book a telephone appointment to speak to someone in our Assessment and Taxation Department.

Appointments are available during the day and evenings until April 10. Each time slot is 15 minutes.

We’ve put together some information to help you prepare for your appointment.

Final 2027 property assessments will be available online May 11. We will mail them to all property owners on June 4.

If you have any questions when you receive your final assessment, you’ll have to contact 311 to arrange to speak to our assessment staff.

Property owners can also file a formal review of the 2027 assessment through the Board of Revision. That can only be done June 4 – July 29.
