The following provides general information when applying for a subdivision
- Short Form Subdivision Applications (DASSF)
- the application procedure used when subdividing property where no new public street or lane is being created and a zoning change is not required. - Long Form Subdivision Applications (DASZ, DAS)
- the application procedure used when your proposed plan of subdivision creates new lots and requires a zoning change but does not create any new streets or lanes;
- Requires a zoning classification change or rezoning and creates new public streets and/or lanes - Rezoning Applications (DAZ)
-the application procedure used when rezoning property without creating new lots or modifying existing lots.
Land Development Branch
The
Land Development Branch of the Planning, Property and Development
Department, Development and Inspections Division is located on the Main
Floor, 65 Garry Street and can also be accessed from the Fort Garry
Place Mall. The office general inquiry telephone number is 311 and
the fax number is 204-942-3820.
Branch responsibilities include:
► Subdivision and Rezoning Application processing, review and approval :
- co-ordination of Administrative Co-ordinating Group (ACG), Community Committee and Standing Policy Committee review and approval,
- preparation and certification of Development and Servicing Agreements,
- preparation and certification of subdivision and/or re-zoning by-laws,
► Implementation of Development/Servicing Agreements:
- maintenance of letters of credit held to secure developer responsibilities under Development Agreements including street and underground works; survey monumentation and landscaping of parks, boulevards and other public spaces;
- annual review of Developer’s securities, including monitoring and inspection of Developer’s obligations;
► Monitoring, inspection and acceptance of all landscaping undertaken on public lands;
► Administration of the Home Renovation Tax Assistance Programs;
► Administration of the Street Name Inventory, including the maintenance of the various Street Name Reserve lists and the preparation of reports as required for the naming of new streets and/or the renaming of existing streets;
► Provision of a "for fee" file search service to provide information with respect to outstanding work orders on properties.
