Who initiated this project, and what does it involve?
MMM Group has made, on behalf of Winnipeg Intermodal Ltd. and 5083851 Manitoba Ltd., several applications with the City of Winnipeg for the redevelopment of the former CN Intermodal Yards, at Kenaston Boulevard and Sterling Lyon Parkway, as a super-regional commercial destination centre.
What is a super-regional commercial destination centre?
This super-regional commercial destination centre will be unique in Winnipeg, and is one of the largest commercial projects for Winnipeg in the last 25 years. It will be the first and likely only retail centre that will draw several one-store-per-market retailers to Winnipeg, as 198 acres of land will be developed to provide an estimated 750,000 square feet for super-regional retailers and 750,00 square feet for complementary commercial uses for full build-out by 2018.
Where is this project located?
SW & NW quadrants of Sterling Lyon Parkway and Kenaston Boulevard, Tuxedo Industrial Neighbourhood, Charleswood – Tuxedo Ward, Assiniboia Community, City of Winnipeg. Lat./Long (Deg./Min./Sec.): (49 50' 23"N, 97 12' 41"W). North: across CNR Rivers Subdivision, Kapyong Barracks and South Tuxedo. South: across CNR’s industrial spur, Lehigh Inland Cement and Fort Whyte Alive. East: across Kenaston Blvd, 47.4 acres of underused lands (former Centra Gas), and Lindenwoods. West: Fort Whyte Alive.
Who will be the anchor store?
IKEA, one of the world’s largest furniture manufacturers and most recognizable furniture retail store, will anchor the commercial development with a 350,000 square foot store on 27 acres of land.
How big is this project?
196.3 acres of land. 1.5 million square feet of commercial space. 750,000 square feet for super-regional retailers and 750,000 square feet for complementary commercial uses with 6,000 parking stalls. Mixed use complementary component may include a 100-room hotel, 16-screen movie theatre, 150,000 sq ft office park, and a 500-unit multi-family residential building - 1,517 parking stalls.
How many lots and how big are the zoning districts?
31 lots will be created; 111.6 acres will be zoned for regional commercial uses on the north side of Sterling Lyon Parkway; 16.3 acres of mixed use, commercial / residential in the south west corner of the area; 45.2 acres of regional commercial in the south east corner of the area; and 23.2 acres on the south side of Sterling Lyon that may be mixed use OR regional commercial.
What stores and what other lands and uses will be part of this project?
IKEA will anchor the commercial development with a 350,000 square foot store on 27 acres of land. Other tenants for the retail spaces are being finalized and may include a grocery store, a sporting goods / outdoor store, and/or a home improvement store. The store sizes will likely be: at least one store in the 200,000+ square foot range, two stores in the 140,000 - 200,000 square foot range, and numerous smaller retail stores (less than 50,000 square feet in floor area). The mixed use complementary component may include a 100-room hotel, 16-screen movie theatre, 150,000 square foot office park, and a 500-unit multi-residential condominium complex.
How does this project compare to Polo Park? Mall of America? West Edmonton Mall? Eaton Centre Toronto?
Polo Park Mall is Winnipeg’s largest mall, and the 11th largest in Canada. One of the first enclosed shopping malls in Canada, Polo Park Mall is approximately 1.2 million square feet.
The Mall of America is the largest US mall in terms of total floor area (4.2-million square feet); a substantial portion of its interior space is non-retail. Its retail space is 2.5 million square feet.
The West Edmonton Mall is the largest shopping mall in North America; it includes an indoor wave pool, amusement areas, a hotel, restaurants, and 20,000 parking spaces – of 5.3 million square feet of floor area, 3.8 million square feet is leasable area.
The Eaton Centre is Toronto's top tourist attraction, with around one million visitors per week. It is the largest shopping mall in Eastern Canada and 3rd-largest in Canada, at 1.7 million square feet.
