Building and Site Design Summary (BSDS) for Permit Applications for Commercial New Construction and Additions - Version 2.0 (New as of April 30, 2012)

The Building and Site Design Summary document is a checklist and worksheet that contains all of the building permit submission requirements for commercial projects involving new construction and additions.

  • Construction workerThe document must be completed and submitted at the permit application intake process stage, along with all relevant drawings and specifications.
    • For full permit submissions, the entire document must be completed, signed and sealed by the appropriate design professionals, and all required plans, drawings and specifications must be provided when making the submission
    • For partial permit submissions, different sections of the Building and Site Design Summary must be completed, signed and sealed by appropriate design professionals, depending on the permit stage being applied for.  Details of requirements for each permit stage are outlined in the Guide to Building Permit Submissions document.
    • A Simplified Version of the Building and Site Design Summary is available for applications for commercial new construction of, or single-storey additions to, 1-storey Group D, E and F buildings.
  • Incomplete submissions will be returned to the applicant.  A building permit application folder will not be created until all submission requirements are met.

What is the intent of the BSDS?
The BSDS is intended to

  • Provide clear information on the building permit application requirements for commercial new construction and additions
  • Ensure that applicants have included ALL necessary information in their application the first time

Ultimately the goal is to minimize delays in the permit review process and decrease permit approval turnaround time

How was the BSDS created and when did it come into effect?
A Working Group comprised of architects, engineers, building contractors and city officials, developed the BSDS.
